Key Responsibilities

Lead preconstruction activities from project pursuit through turnover
Prepare conceptual budgets and detailed cost estimates
Coordinate value engineering initiatives
Collaborate with architects, engineers, and consultants
Develop preliminary project schedules and logistics plans
Review construction documents for completeness and constructability
Solicit and evaluate subcontractor proposals
Prepare client presentations and budget updates
Manage estimating software and historical cost databases
Support business development and proposal efforts
Participate in owner meetings and design review sessions
Coordinate project handoff to operations teams
Identify project risks and cost-saving opportunities
Build long-term relationships with clients and subcontractors
Support continuous improvement within the preconstruction department

Qualifications

Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
7+ years of commercial construction estimating or preconstruction experience
Experience preparing conceptual and GMP estimates
Strong knowledge of commercial building systems
Excellent analytical and budgeting skills
Experience with estimating software platforms
Strong communication and presentation abilities
Ability to manage multiple projects simultaneously
Understanding of value engineering principles
Experience reviewing construction drawings and specifications
Strong organizational skills
Collaborative leadership style
High attention to detail
Commitment to client satisfaction

Preferred Qualifications

Design-build experience
Healthcare, municipal, or higher education project experience
LEED Accredited Professional designation
Bluebeam and BIM coordination experience
DBIA certification
Experience supporting negotiated project delivery
